Stunning Lakefront house in Popular Proctor Cove at the 55mm, on 165' of lakefront. It is 3 bed rooms, 3 bath, also has a loft with 2 twin beds and 2 convertible sofas throughout residence, so it will certainly sleep approximately 12 people. There are three levels, the major level includes Master bed room, with outdoor patio door going out to the deck, bath, kitchen, dining / fantastic space with vaulted ceilings. Great space includes a fireplace, a convertible bed in the sectional sofa, TELEVISION (your children can bring their video gaming device and plug in if preferred), satellite, DVD, Stereo, and recliner chair. The cooking area is open to the wonderful space with a center island, counter leading area on one side and bar design seating on the other side, There is also a dining-room table that sits alongside the windows neglecting the lake. Cooking area has stove, microwave, fridge with ice maker, coffee maker, toaster, dishwasher, and all the utensils, pans, dishes and pots, and pantry. There are 2 patio doors strolling out of the kitchen and living-room onto the huge deck that overlooks the lake. The upstairs has a bed room with vaulted ceilings, bath, and the loft overlooking the wonderful room. The basement consists of a bedroom, bath and a family space with patio doors in the bedroom and living room that open to the concrete patio area on the lake side of the house. There is a convertible bed, air hockey table and stereo in the family space, and likewise a washer/dryer in the laundry room. There is a huge deck of the lakeside of your house with composite decking that has a glass top table and chairs, along with a grille. There is also plenty of parking for your automobiles and boat trailer.The walk to the dock is a very simple commute with a concrete walkway. The dock includes a large swim platform with a ladder, table and chairs, and an extra 28' well to park your boat. There is exceptional fishing from dock with crappie beds below it, and along the seawall. All this is in the lovely 1.5 mile long cove off the primary channel of proctor cove. There are 9 bars/restaurants within 8 miles by water, together with gas/marinas, together with caves, a winery, shopping and many other things to do. There is a nice concrete ramp in the rear of our cove to introduce your boat, its 1/2 mile by water or 10 minutes by land. I also send a map to the visitors that have each one of this marked on it for your convenience. The factor we selected this part of the lake to live on is due to the fact that my first experience of going to Lake of The Ozarks was a remain on the 20mm and it was ROUGH, couldn't even go boating on the weekend, I swore I would never come back. I found there was a calm side to the lake, which is why we chose were we did to buy. We have the very same lake with good deep water without all the rough water. Perfect for fishing, and households that such as to participate in watersports, or just a great boat ride. Conditions & terms:.Fees based upon 8 individuals, each individual above that is an extra $15 per night .Spring: April 1st-June 19th $200 Sunday- Thurs, $250 Fri-Sat, per night or $1295 per week, 3 night min. Memorial day weekend, and Labor Day weekend are $300 per night, 3 night min. Fourth of July weekend is $400 per night 4 night min. Peak rates: June 20th to Aug 9th $250 Sunday-Thurs, $300 Fri-Sat Per night. or $1595 each week, 4 night min. Summer: Aug 10th- Aug 31st $235 Sunday- Thurs, $295 Fri, Sat Per night, or $1495 weekly, 4 night minutes. Late Summer: Sept 1st to end of year $175 Sunday- Thurs, $200 Fri-Sat per night, or $995 per week. Cleaning Fee $150 per stay, a little greater for larger groups, or week long stays. Inspect in 4pm, inspect out 10:30 am. Minimum age of 25 needed (individual in charge of reservation). Definitely no smoking in residence. Towels and linens offered. Bring your beach towels and life vest. Pets optional (depending upon what you have) for $15 per night. Payment by credit, check, or e-check card (charge card fees are 2.5 %). $250 refundable damage deposit. 50 % needed sometimes of reservation, Remainder due within 30 days of arrival.
